Wireless Leasing/Site Acquisition Specialist:

Primary Purpose:
Proficient at preparation of candidate information reports focusing on leasing, with an understanding of permitting and land use viability. Works with the internal and external team, including engineers and drafting technicians, to ensure deadlines are met within defined timeframes. Identify potential risk scenarios. Prepares lease abstracts and interpretation of lease/licenses/colocation applications. Monitor’s progress of the lease negotiation and facilitates clear and concise communication of lease terms across all parties. Ensures compliance to the quality and safety goals and objectives. Negotiates on behalf of the client to secure the best lease terms.
Principal duties and responsibilities will include:
• You will report to the Director of Site Acquisition and work closely on a daily basis with the Program Managers on providing lease information as it relates to a modification design.
• Coordinates with tower owners and/or private landlords to negotiate and secure lease entitlements as project scope defines. For example, this process includes determination of a notice, consent or an amendment.
• On a daily basis you will be responsible for completing updates in our company data base with all relevant data associated with the lease/license to include access rights, noticing between parties and any financial responsibilities for the interest of the client.
• Able to review and abstract a lease/license to prepare for site and file audits in sync with the design at hand.
• Understands the clients BTA leasing process.
• Exceptional written correspondence skills using email and cover letters. i.e.: documentation is key.
• Supervises and directs the work of consultants and subcontractors to support regulatory, EME Reports and colocation applications.
• Supports and works with the field team for access to sites by working with the landlord, as required.
• Interacts and collaborates with team members and other departments, as needed.
• Comfortable with redline review of drawings in preparation for submittal to jurisdictions to include compliance and regulatory.
• Presents at meetings in front of the client.
• Reviews and approves site specific documents for quality and completeness.
• Maintains a high degree of customer service and integrity when dealing with clients.
• Other duties or special projects, as assigned.
Minimum Qualifications:
Two (2) years of landlord lease negotiations or equivalent work experience, to include real estate salespersons license in the State of California.
